Abstract: Property Credit has released a 'game-changing' report identifying the best suburbs for expansion in terms of home size, affordability and future price growth.

The report lists the top 20 in the capital cities of Sydney, Melbourne, Brisbane, Perth, Canberra and Adelaide.


It uses a two-tier methodology to give a 'suburb score' to help homebuyers choose the best option to maximise their investment and lifestyle in their city.


Adelaide's Belair took the national crown with a starting budget of A$997,500 and a Suburb Score of 82.

If you're a Sydneysider, Berowra Heights and Hornsby Heights come out on top, both with a Suburb Score of 77 and great value starting budgets, the report states.


For Melbournians, Eltham North is your go-to suburb with a starting budget of $1.15 million and a commendable suburb score of 77.


Property Credit chief executive Giordano Stepancic said the report was "a game changer for families ready to expand".

The report says Perth residents have a "plethora" of options, including Roleystone and Woodvale with budgets well below $1 million.


If you're in Brisbane, Tarragindi is a can't-miss option with a starting budget of $1.25 million and a suburb score of 78, the report says.


Canberra isn't far behind, with several suburbs such as Curtin and Hughes scoring 78 out of 100 for starting budgets, making sense for those looking to expand.


The report sorts suburbs through a variety of filters, targeting areas that offer four-bedroom homes, promising socio-economic profiles, relative affordability and stock levels.


We use the suburb score as a comprehensive measure, Mr Stepancic said.

In the face of a rapidly changing property market, he said, the report aims to "lift the fog of uncertainty" and provide a data-backed guide for those ready to make informed decisions about upsizing.
