Abstract: Sans Souci has most of the peninsula on the western shore of Botany Bay and is located 17km south of the city centre, surrounded by water on three sides, with Kogarah Bay to the west, the George River to the south and Botany Bay (and the small suburb of Dolls Point) to the east.

Not surprisingly, it is a magnet for boaters, boasting three sailing clubs, a motorboat club and a marina.

 

But Carolyn Steel, a long-time resident, says it's also a great place for non-boaters to call home.

 

"It's a beautiful place to live as far as the scenery and the park, and you can walk everywhere," she says." If you don't have a car, you can walk to your supermarket, restaurants and the local library, and there's plenty of transport."

 

The piano teacher, who has been teaching students in her Bonanza Parade home for 20 years, says the locals are down-to-earth and have almost everything they need in their waterside suburb, including preschools and elementary schools, gyms, cafeterias, shops, medical centres and professional services.

Steele says it's easy to get to Port Harkin High School in Miranda, or Cronulla or downtown by bus.

 

"A lot of places in the Shire are nice, but they're not as close to everything as we are," she said." Even if I won the Powerball tonight, I wouldn't move out of Sans Souci."

 

Sip on a fresh cup of Vittoria coffee while you watch the sunrise over the river at Kiss The Barista - a café with doors hidden under the George River Sailing Club in Dolls Point that opens at 6am. For a family lunch, you can't go wrong with the newly renovated St George's Sailing Club, while French restaurant Chez Pascal is perfect for date night. Dine at Big John's Italian Seafood Restaurant or grab a takeaway pizza, or head to the Baybreeze Cafe for waterfront cocktails and tasting plates.

With sparkling waterways on the doorstep, locals love their boats and watersports, and there are docks and navigable waters for all kinds of watercraft. Go deep-sea fishing at Sans Souci Fishing Charters, try sailing at Botany Bay Yacht Club or take a kitesurfing lesson at Kitepower. Lady Robinson Beach is usually calm and suitable for swimmers, and Cook Park has play equipment and picnic tables. For walkers and joggers, there is a five kilometre coastal route between Captain Cook Bridge and Brighton Les Arcs.

 

The duplex is 372 square metres and has a four-bedroom house, a two-bedroom granny flat and a waterfall swimming pool. The main living space in the main house has double height ceilings and a two tone island kitchen with Miele appliances.
