This includes the proposed $687 million for Gosford's biggest selling point: its scenic waterfront. This transformation will see the construction of a new marina, ferry terminal, hotel and amphitheatre.
The Gosford Olympic swimming pool, built in 1954, will also be renovated as part of the scheme. Other projects include a new university and TAFE campus, improvements to the Central Coast Stadium and the development of the Gosford Regional Library.
The NSW Government is also progressing its vision for an express rail link, which could reduce travel time between Sydney and Gosford to 25 minutes.
This new chapter in the regional city could see it become an in-demand destination for homebuyers.
At Grande on Mann South Street they can find an address that can take advantage of all that the Central Coast has to offer.
Designed by the architects of Kann Finch, this new flat block will integrate the heritage-listed Art Deco Creighton Building, currently on the Mann Street site. the design will be dominated by its features, including the predominant use of reused sandstone.
David Roy, director of real estate firm Domain Property Group, said a dramatic glass-bottomed infinity pool was just one of the luxury features that would surprise potential buyers.
"These are very high quality finishes, very modern and stylish," he says.
But it is the location and views of Gosford that have proved to be perhaps the most impressive detail. From its elevated position, the development will take advantage of the water and jungle views.
"At the top of the hill," says Roy, "the natural ground level is higher than most other developments in the Gosford area, which gives you spectacular views of the water." But there's also the convenience of being close to the action, with the station and the new foreshore area within walking distance."
Gosford is a dream for those who enjoy an equal mix of outdoor activities and city life. Brisbane Water National Park is a great weekend destination for those who enjoy hiking, cycling and fishing, while the Central Coast's impressive beaches will keep sun and sand lovers happy year after year.
This is balanced with the convenience of modern living thanks to Gosford's cafes, restaurants and shops around Mann Street.
Siblings Claire and Jared Lyon opened their Lyon's Bar in Gosford two years ago. They grew up in the area and believe wholeheartedly in Gosford's potential.
"It's a great location," says Jared, "a beach town surrounded by beautiful hills and bushland and very close to Sydney." We just saw a gap in the market for creating an open, trendy cocktail and tapas bar and decided to go for it."
The couple say that during the pandemic, affordable housing in the area began to attract seafarers from Sydney. Coupled with all the investment in Gosford, the bar owners felt they were ready to take advantage of the future surge in local population and business.
"I don't think it's a problematic option," says Clare, "because we have Gosford train station and we're close to Sydney." It's an affordable life and with the waterfront, the beautiful beaches and all these beautiful venues now, the quality of life is high.
"It's also a hustle and bustle lifestyle."
