Abstract: The demand for housing in Sydney, Australia, has recently seen a rapid rise. According to the latest data from Flatmates.com.au, the increase in demand for shared rental accommodations has raised concerns among Sydney's homeowners and renters about housing affordability in the city.

According to data from October, the traffic on Flatmates.com.au typically peaks in December.


The latest survey by Flatmates.com.au shows an 11.2% increase in new members this month, representing a 15.6% increase from the same period last year.


Simultaneously, there has been a significant increase in the number of new property listings on Flatmates.com.au, showing a growth of 9.7%. This trend is primarily driven by the rising cost of living, which has forced people to seek new sources of income.


According to PropTrack data, Sydney's property prices have reached an all-time high, while the vacancy rate for rental properties has reached its lowest level in over a decade. This situation has led to a sharp increase in the demand for shared rental accommodations, leaving hundreds of people searching for available rooms.

High-demand suburbs such as Clovelly, Elizabeth Bay, and Curl Curl are experiencing the greatest demand but lack the available housing resources for rent. Other popular suburbs, such as South Coogee, Sydney City, Balgowlah, and Moore Park, are also facing similar challenges.


Claudia Connolly, the community manager at Flatmates.com.au, stated that the website typically experiences a peak period during the summer. She noted, "It's evident that as the pressure in the rental market and the cost of living crisis intensifies, more and more Australians are opting for shared living."


Ms. Connolly also mentioned that an increasing number of homeowners are renting out spare rooms to alleviate mortgage pressure and living costs.


She added, "Half of the property information on Flatmates.com.au comes from homeowners, with the majority being owner-occupiers renting out spare rooms in their homes." Despite the growing trend of shared accommodations, more property information is still needed nationwide to meet the continually increasing demand for shared living.
