Abstract: Buyers looking for a luxury tree swap are showing interest in a newly listed boutique acreage with multiple living quarters.

Nicknamed 'Capers', this lot at 2859 Wollombi Rd in Wollombi is listed at $5.2 million.

 

It was originally built in 1999 using sandstone blocks that were used as part of the Sydney Hospital in Macquarie St before being acquired by John and Anne Kelly in 1995.

 

Since then, Capers has been owned by the sellers, Jane and Michael Young, since 2004.

The decision to sell the mansion was a difficult one for the Young family, however they decided to hand it over to new owners so they could make the most of their lifestyle opportunities.

 

Buyers can purchase the fully furnished property and live in the country estate or convert it into an accommodation facility.

 

The property is of interest to both local buyers and out-of-towners, many of whom are considered professionals looking to escape the busy city life.

 

Garry Musgrove, head of Musgrove Realty, owns the listing and says he has had a number of enquiries from buyers about the property and its price guide.

"So far we have had enquiries about the property from a range of different sectors and we are in contact with a number of people who could become new guardians of this exceptional boutique property.

 

"We have had enquiries on behalf of potential buyers who, for their own reasons, wish to remain anonymous ...... You never know who, where they are from and what background they might be interested in. There are also some high end buyers who wish to remain anonymous who are interested."

 

The property includes nine bedrooms and nine bathrooms and the homes operate as a boutique guesthouse.

Some of the features include five luxury suites with en-suites, an upstairs office, a lounge with a sandstone fireplace, a wine cellar, and an in-ground swimming pool and barbecue area.

 

Meanwhile, the barn presents a tribute to the Australian Bushman's Lodge - a freestanding studio built from hardwood timber.

 

The sellers wanted to prioritise environmental sustainability when they took ownership of the house and therefore equipped all three living areas with UV filtered water reservoirs and wastewater and sewage treatment systems.

"There is still considerable demand for Wollombi Valley and I think this is due to the fact that it is geographically only a two-hour drive from central Sydney. We get a lot of potential buyers who may initially look to the Southern Highlands and then find out that north of Sydney is this beautiful undiscovered gem.

 

"It's set on acres of land in the heart of the historic village of Wollombi, which brings it to people's attention as a rare opportunity to acquire a property like this, which you don't see every day. So I would say its uniqueness is what attracts people to it."
