Abstract: A three-bedroom brick house ready to be knocked down and rebuilt in Sydney's north-west has sold for a whopping A$405,000 above its reserve price.

The home at 110 Eastview Ave, North Ryde, sold for A$2.285 million on Saturday morning in front of a large crowd. The auction attracted 10 registered bidders, half of whom were active bidders.


Auctioneer Michael Garofolo from Cooley Auctions said the opening bidder ended up with a starting price of $1.8 million for the home.


Bidding reached $2 million after just four bids, he said, and then increased in $20,000, $10,000 and $5,000 increments.


"The sellers were very emotional," he said.


The buyers were a young family who wanted to rent out the home and eventually knock it down.


A new home in North Ryde would start at $3 million anyhow.


"It's in a really good location, a quiet street."


The house was last sold in 1993 for $225,000, according to property records.


A total of 772 auctions were held in Sydney this week, with 941 more to come next week, and more and more bidders are starting to place bids as the spring auction season gets underway.

PropTrack economist Anne Flaherty said Tuesday's decision to pause rate hikes for the third consecutive month was "good news for buyers and sellers alike".


The starting bid for a two-bedroom flat in Ashfield crushed almost all 33 registered bidders.


The auction for 1/14 Webbs Avenue opened at $50,000 over the reserve at $880,000, and after only four more bids, the hammer fell at $910,000.


Brokers Joseph Tropiano and Irma Rinaudo of Stone Real Estate's Newtown branch said the result was "unheard of", with the unit next door selling for $680,000


When we first started the campaign, our guide price was $700,000, but then it went up to $750,000-$800,000 because of the high level of interest, Mr Tropiano said.


We had a lot of interested buyers, including parents who were helping their older children buy their first home.


Some people flew in from New Zealand to attend the auction but ended up not bidding.


Auctioneer Edward Riley says the starting price "blew everyone away" and many people's jaws dropped.


He said interest was driven by location and said more stock across the market gave buyers more choice and confidence.


The buyers were a young professional couple who were on holiday in Canada and the sellers were celebrating in Barcelona.


Mr Riley held another auction in Carlingford, where the home sold for $255,000 above the reserve price.


The five-bedroom home at 22 Edinburgh Avenue sold for $2,005,000, with three of the seven bidders bidding aggressively.

The final bid of $5,000 beat out the competition, he said, and the successful bidder was a young couple who "couldn't wipe the smiles off their faces".


A 436-square-metre property in Banksia, comprising a main residence and a granny flat, sold for $300,000 above the reserve price.


The property at 1 Mead Street, Banksia, sold under the hammer for $1.85 million, attracting 20 registered bidders, eight of whom were active during the sale.

The sellers had owned the four-bedroom home for 15 years and decided it was time to move, said Nick Economos, an agent with Ray White Rockdale.


The buyers are a couple who will live in the main house and rent the grandmother's flat.


"The two-bedroom main house has a lot of character, great floors and is located on the corner. The Granny Flat is only two years old and has its own access," said Mr Economos.


Grandma's flat has great appeal because it is like a stand-alone two-bedroom house.


Buyers range from owner-occupiers interested in intergenerational living, to owner-occupiers who just want to rent out Granny's Flat, to investors who want to rent out both properties. This is a very unique property that is move-in ready. Someone could buy it and move in without paying a cent.


Further south in Loftus, a four-bedroom home is selling for more than $100,000 over the reserve price.


First-time buyers and couples keen to expand their area clamoured for 5 Cassia Pl, which sold for $1.355 million.


Auctioneer Andrew Cooley of Avenue Auctions said four of the seven bidders were active.


There were 27 bids and the buyers were a young couple who were expanding, he said.


The home is in a cul-de-sac and has been held for 20 years.
