Abstract: A three-tower development of more than 250 flats in Sydney's north-west has been approved.

Australian developer TOGA has received development approval for its new mixed-use residential project, Macquarie Rise.

Located at 122 Herring Road, Macquarie Rise will be TOGA's fourth project in Macquarie Park.

The development comprises a two-storey podium with commercial offices, retail space and a residential lobby area.

Above this will be three residential towers ranging from 12 to 14 storeys with a total of 265 one- to four-bedroom flats.

There will also be a 20-metre swimming pool, club lounge with work and study areas, Pilates studio, gym and cinema screening room.

The project has been designed by award-winning Turner Studio Architects with interiors by Stack Studio.

TOGA has previously developed One Twenty Macquarie, Macquarie Green and Macquarie Central and has built 1,000 flats in the area over the past decade.

TOGA general manager Allan Vidor says Macquarie Park has matured over the past decade and now offers residents a "metropolitan city centre surrounded by pristine parkland".

This transformation has attracted a number of families to move into the area, many of whom have opted for flat homes, which offer significant value for money in terms of amenities, location and lifestyle.

Macquarie Rise meets the needs of these buyers through the following design features

Macquarie Rise meets the needs of these buyers through design features such as additional space in the flats, access to a range of premium home office, health and wellness facilities, and the convenience of active retail areas and public squares on the lower floors.

Karl May, managing director of Turner Studios, said Macquarie Square would be "a desirable new district in Macquarie Park".

The new park at the centre of the development will be a great place for exercise, dog walking, relaxation and children's play, he said.

The area's accessibility by public transport is further enhanced by the new MRT line, due to open in 2024, which will provide quick access to Barangaroo and the CBD.

The Macquarie Rise project is being developed in partnership with the New South Wales Baptist Convention and Moline College.

Following the successful completion of the 120 Macquarie project a few years ago, we are delighted to continue our partnership with TOGA," said Reverend Steve Bartlett, Director of Ministries for the New South Wales Baptist Convention.

"The approval of Macquarie House marks the next step in the development of our Macquarie Park campus."

Rev Tim MacBride, headmaster of Morling College, said the college and its church, social and community activities would help the Macquarie Rising community grow.

Seamless connectivity with our Ministry and Learning Centre and Residential College, along with open road access to the neighbouring Macquarie University campus, will ensure that existing and future residents benefit from the Macquarie Rising project, he said.

Construction is expected to begin in mid-2024 and be completed by the end of 2026.
