Sydney's most liveable, affordable suburbs revealed 悉尼

Abstract: Sydney's top five most affordable and liveable suburbs are all located in the western suburbs, according to the latest Livability Index released by McCrindle Research.

North Parramatta is ranked first, followed by North Parramatta. In third place were up-and-coming Wentworth Point, Sydney Olympic Park, Homebush, Stanmore and Petersham.

 

The survey shows that Sydneysiders prioritise connection, community and convenience.

 

Sophie Renton, managing director of McCrindle Research, explains that there are a variety of factors that go into measuring liveability.

"Areas with high levels of liveability are well connected by public transport and infrastructure, with easy access to education and employment. They are centres for arts, culture and retail," Ms Renton said.

 

Affordability and diverse and vibrant communities are also key.

 

"Places like Bondi may be great to live in, but affordability affects their score. Similarly, affordable housing on the fringes can lose connectivity." The Billbergia Group, which is responsible for the development of Wentworth Point, was unsurprised by the top ranking.

Rick Graf, Billbergia Group's development director, said their goal in building Wentworth Point was primarily to create a long-term, sustainable and self-sufficient community.

 

The suburb is only 750 metres long and everything you need is within walking distance, so residents don't have to rely on cars, Mr Graf said.

 

There's a good medical centre, schools, nurseries, the Esplanade shopping centre and we've organised a free community shuttle bus," he said.

Mr Graves said the flats are highly sustainable and the community ensures the streets and gardens are well maintained.

 

Heba Aly has lived in Wentworth Point for more than five years after moving to Australia from Dubai with her husband. She said they didn't know the area of Sydney well before moving here and "luckily" stumbled upon the suburb.

 

"We're lucky that we're part of the community now. All our friends are here, the kids' school is here. When the kids were little it was perfect because there was a little park nearby, and now that they're a little older they can have lunch with their friends at a nearby restaurant. The owners know my kids by name and it's very safe here," she said.

According to the McCrindles Livability Index, Wentworth Point has a median monthly mortgage payment of $2,300 and a median rent of $510 per week.
