Abstract: There's no shortage of cash for special properties in the big end of town, with $116 million worth of homes swapped for the Woollahra Collection, released today.

The project was completed by Fortis, the developer, with five sales exceeding $10m. "It's really outstanding," said Ben Stewart, a sales agent for CBRE and Stewart Residential.

 

The buyers are all smaller units from the eastern suburbs and lower North Shore.

 

One of the big deals was the historic Diamond Horseshoe theatre, rebranded as Ox House, which sold for $16.5m yesterday, beating the Oxford Street residential record by $1.5m.


A professional couple have snapped up 380 square metres of three-storey space and courtyard to be redesigned by award-winning Melbourne interior design and architecture firm Mim design.

Other deals that sold for more than $10 million included four three - and four-bedroom apartments: $13.2 million; $12.50; $10.8 million and $10.6 million.

 

"The design of the apartment and its location close to Queen Street are appealing," Stewart said.

 

The project consists of 18 apartments, of which five remain, and seven terraces, of which three remain.

 

The units still on the market include a 320 sq m penthouse for $16 million and a 235 sq m garden apartment with a swimming pool for $13.2 million.

Prices start at $4 million for full-floor apartments with underground parking, and range from $5.5 million to $7 million for terrace homes with private internal elevators and parking.

 

Miriam Fanning of Mim Design says transforming the old theatre was a challenge, creating a luxurious home inside the brick shell of the old theatre. The old theater has served many uses in the past, from cabaret and restaurant theaters to private clubs, but has been abandoned for decades.

 

"Rich in tapestries, the site exudes great space and warmth on three levels," she said.

 

The total value of the Fortis project is $180 million.
