Sutherland Shire ranks among the top ten "suburbs to watch," emerging as a standout performer. A surge in inquiries indicates that property prices in these suburbs are expected to experience substantial increases in the new year due to growing demand.
Nick Gleeson, a real estate professional with Sanders Property agency in Sutherland Shire for 20 years, has witnessed profound changes in the past 12 months. He notes that in the initial 10 to 15 years, 80% of buyers came from within the shire, but the situation is entirely different now.
The Shire suburbs of Warrawongla, Kareela, Yowie Bay, Illawong, and Sylvania Waters have also made it to the watchlist in the Shire. While these suburbs have high inquiry levels, the growth in property prices is not as pronounced compared to neighboring areas.
Mr. Gleeson points out that especially suburbs like Kareela and Warrawongla have attracted many people moving from the Eastern Suburbs and Inner West because they can purchase properties here at a higher cost-effectiveness.
PropTrack's data shows that the current median property price in Kareela is $1.605 million, representing a 7.2% YoY increase. Mr. Gleeson believes that Kareela's proximity to the beach, comprehensive amenities, and strategic location have sparked significant interest among potential buyers.
Additionally, he notes that people are gradually realizing that Kareela is not as far from the city as they initially imagined, with a train ride from Jannali Station to the city taking only 35 minutes.
In addition to Sutherland Shire and Shire suburbs, areas like Kenthurst, Kirrawee, and Gordon are also worth watching. Kenthurst experienced a 7.3% decline in property prices in 2023, while Kirrawee and Gordon are located in the Upper North Shore region.
Mr. Gleeson anticipates that the trend in Shire suburbs will continue in 2024, and property prices will fluctuate with the increasing demand. People will continue to relocate from the city to these suburbs to enjoy a more livable lifestyle.
