Abstract: This 1920s bungalow on the prized Manifold Heights street was recently renovated to improve its livability with the addition of a modest modern box.

"I love the kitchen, especially in the summer when all the light comes in. It's beautiful because the sun faces north."

 

"That little yard in the middle where we have coffee or drinks in the morning."

 

While the new wooden box to the right of the original facade is a deliberate stylistic contrast, the interior of the home still proudly displays its heritage through polished wood floors, fireplaces and stained glass details at the front door.

 

All four bedrooms are located off the entrance hall, and walk-in closets off the master bedroom now open to a modern ensuite with a floating wood vanity and rimless shower.

A second lounge and central courtyard, just off the main living room, has a gas stove to warm it comfortably on winter nights.

 

The home office and mud room, a purpose-built space with a wooden table and storage including coat hooks, is accessed through this courtyard, but you can also access it through the oversized single garage.

 

"I work remotely, so I needed a separate space away from the house," the seller said.

 

This design creates a degree of separation between work and play that many people struggle to find when they can't get to work.

And with a cafe nearby, you can still go out for a morning coffee break.

 

The vendor said what she liked best about the address was the walking distance to so many amenities, including the Shannon Avenue shopping strip at the end of the street.

 

She said: 'The school is very convenient and as I have a young son, we are only a short walk from playgrounds and parks.

 

"I can have a coffee in the morning, I can have a coffee on the go at the weekend - the location is fantastic."

 

Buxton broker Christine Allison will auction Manifold Heights 36 Roxby St on May 27 at 11:30 a.m. The price is expected to be $1.25 million to $1.35 million.
