Abstract: A home in Carlingford with an exterior reminiscent of a Japanese temple is headed to the Land of the Rising Sun for interested buyers.

Last September, the seven-bedroom, two-bathroom home at 74 Dandarbong Ave, Carlingford topped the list of most popular homes in NSW, a testament to its distinctive Japanese-inspired facade.

 

The 938 square metre home was withdrawn from the listings after the sellers failed to get the price they were looking for.

 

It has since reappeared on the market with a refurbished ground floor that includes updated interiors, newly painted walls, lighting and flooring.

Japanese style artwork depicting spring flowers and geishas has been added and the backyard has been updated with greenery and tiling.

 

The original owner of the property was an Italian who built the double brick home for his wife, who was of Japanese background.

 

The home, which will be auctioned on 23 May, features a wrap-around balcony with views of Parramatta's central business district.

Matt Leong of Ray White Carlingford, who is managing the new listing, said improvements to the property will help drive up the price.

 

"The home will be perfect for large families as it has well separated living space. In Carlingford we have a good mix of races, but the buyers we meet are usually multi-generational families under one roof.

 

"The clear division between the top and bottom floors is great for living with in-laws or giving privacy for older/adult children etc."

Local real estate sources familiar with the property said it could sell for between $2.05 million and $2.26 million.

 

The property is tipped to attract a number of interested buyers on Saturday's opening weekend, many of whom say they have seen the value of similar-sized properties.

 

"We have experienced positive results since the beginning of the year ...... Registered bidders, enquiries and inspection levels are all at a high level - just last week we had a record 65 people sign up for an open home in Carlingford.

"There seems to be a lot of buyer activity out there at the moment. We're not sure how long that will last."

 

Other features of the property include a double lock-up garage and off-street parking.

 

The median price in Carlingford has fallen slightly by 2.6 per cent over the past year - with the average cost of buying a home at $1,831,000.
