Many Sydneysiders dream of owning a beautiful home in the heart of the magical Southern Highlands. For those looking to build a home in this inviting area, new plots of land in Moss Vale are coming to market.
Industry-leading developer Novm has brought to market 28 modestly sized blocks in its new prestigious Ashbourne neighbourhood.
Located in the stunning Great Dividing Range, just 90 minutes from Sydney, the Southern Highlands, with its rolling hills and quaint countryside charm, has long been an ideal location for weekend visitors and an increasingly popular place to call home.
Angus Moore, economist at Realestate.com.au, said interest in the area had surged in recent years as more people adopted remote working conditions.
"It has been a very popular area for the past three years, as have many places within comfortable commuting distance of the city," he shares.
"There has been considerable migration from Sydney to the area, so price growth has been strong. 2021 saw a 40 per cent increase in house prices alone."
Despite the price increases, the median price in the Southern Highlands was $1.2 million as of March, well below the $1.32 million median price of a detached home in Greater Sydney.
In addition, buyers can get more bang for their buck, Moore explains.
"It's hard to find a big neighbourhood in Surry Hills and we know that space is a key factor in driving people to these areas. People value bigger homes, extra bedrooms or backyards and they can get that in areas like this."
Located on the outskirts of Moss Vale, Ashbourne promises easy living with everything people want and need nearby.
Just 1.5km from the town centre, residents are just a short drive from grocery shops and a short walk from trendy boutiques, farmers' markets and cafes.
"We are very fortunate that although the community is far from the big city, Moss Vale is right there with all the essentials," says Development Manager Angela Villate.
"The Southern Highlands also has a number of good schools that are prescribed, which is attractive to families. You also have Mittagong and Powell nearby."
Weekends can be spent visiting one of the area's many bike riding trails, wineries or golf courses.
Carefully planned, Ashbourne also offers a wealth of amenities close at hand.
It backs onto Moss Vale Golf Club. It has extensive open spaces, including a revitalised creek with natural flora and fauna.
New parks, playgrounds, lakes and sports and recreational spaces are also part of the plan, all linked to over seven kilometres of cycle paths and walking trails.
"We are absolutely blessed with such a beautiful setting for this place and we are very aware of the landscape and the fact that this is why the buyers wanted to come here," adds Villate.
"As a result, we've been very careful about how we design the community to make sure it has the right vibe. We also take real pride in creating communities that promote healthy lifestyles.
"The master plan allows for the right mix of active and passive amenities to cater for all ages."
"We will have a small village centre with a dedicated shop. We also hope to include a childcare centre in it."
Prices start at $495,000, but Villate says the size of the property for sale is what creates a lot of buzz.
"It's obviously quite unique and we've had a lot of enquiries.
The other thing we've noticed is that a lot of large families are showing interest," she added.
"Mums and dads want to live near their children and grandchildren and this is quite a unique opportunity to find properties close to each other, which wasn't easy in the former South Highlands."
