Abstract: A flat in Sydney with a kitchen next to the toilet that appears to share a sink has gone viral.

The Paddington studio, listed on Facebook, is advertised as a fully furnished, "spacious" rental for $340 per week.

The tiny house has side-by-side kitchens and toilets - kitchlet - and can be rented to one tenant for a week starting March 26. It has since been marked as "unavailable".

Photographs of the property show a small kitchen next to the toilet with a sink, a toaster and a cupboard.

The advert says that the kitchen is "fully furnished" - the photos show a kettle and a chopping board. It is uncertain whether the sink is the only sink in the flat and needs to be used for washing hands after using the toilet, as well as for cooking.

Equipment includes a pedestal electric fan and a bed with a cape and pillows but no duvet, which the listing says is a "spacious (sic) bedroom".

The property rose to social media fame after it appeared on the Tiktok account of property watcher Rach McQueen (whose username is rachmcqueen1).

"This is your private bathroom - sloping kitchen ...... This is the fully furnished kitchen. It looks like you and the bathroom share this kitchen sink as a bathroom basin," she said in a Tik Tok video posted on April 10.

"You can't cook - all you have is a toaster and kettle. There's a wall and maybe a door, but it's ridiculous."

The person who listed the flat on Facebook has several other flats for rent, and many more are marked as "unavailable". It is unclear if these flats have been rented out.

Paddington's Studio is posted on the Facebook page 'Shared Apartments, Rooms and Accommodation in Sydney'. It has 20,000 members and applications are required to join.

The NSW government made a change in the law in 2020 to set seven minimum standards to make properties 'habitable' for tenants.

According to Fairtrade NSW, these criteria are: a house that is structurally sound, with adequate natural or artificial lighting in each room, adequate ventilation, a gas or electricity supply, plumbing and drainage, hot and cold water connections for 'drinking, washing and cleaning' and bathroom facilities, including a toilet.
