With the heart of Sydney now firmly located in the west, buyers are looking for family-friendly communities close to all the action.
One opportunity that has caught their attention is Kings Central, a new, vibrant, modern development by Lendlease in the suburb of Werrington, where most of the turnkey houses and land parcels have already been snapped up.
"It's a great location because we're seeing a lot of population growth in western Sydney," says Anne Flaherty, economist at Realestate.com.au.
"It's the gateway to the Blue Mountains and only a half-hour drive to Parramatta, which is effectively the centre of Sydney."
One of the last releases in the King Centre area is now on the market, leaving a selection of two-storey four and five bedroom homes directly opposite or within walking distance of the future Central Park.
Western Sydney is attracting a lot of appeal as millennials start to form families, look for more open space, scale up their housing and focus on affordability," said Flaherty.
In addition to its prime location, many homebuyers are drawn to Kings Central because of its easy home buying process.
Lendlease has partnered with Eden Brae Homes and Creation Homes to simplify the home buying process, which typically involves selecting a plot, finding a home builder and choosing a home design.
Instead, each home at Kings Central is thoughtfully designed to fit each plot of land with an all-inclusive package. Buyers simply choose the home design that best suits their lifestyle and hand over the keys to their new home on move-in day.
Brendan O'Brien, Lendlease's NSW Head of Communities, said 'turnkey' home and land packages had been popular among first-time buyers, downsizers and investors.
"Everything has been planned and designed to be ready for move-in day. Essentially, all the heavy lifting has been done for you and delivered in a convenient, simple and hassle-free process," he said.
Future residents of Kings Central will benefit from being close to Werrington train station and within a few minutes' drive of the Great Western Road, M4 and M7.
There is easy access to Penrith, the busy employment centre of Parramatta and the Sydney CBD. The area is lined with shops such as Penrith High Street, medical facilities including Nepean Hospital, not to mention the construction of Western Sydney Airport just 30 minutes away.
There are also many local educational institutions such as Claremont Meadows Public School, which has at least three high schools, and the University of Western Sydney.
"The fact that it's only a 30-minute commute to Parramatta and an hour to the Sydney CBD - and given that most commuters now work a mix of jobs and they don't commute every day - the desirability of the area is growing," Flaherty said.
O'Brien said another attraction to Kings Central for buyers is its ample green space, parks and recreational facilities.
"Kings Central will have about three hectares of open space for residents to enjoy, with bike trails to learn to ride, fitness and parkour areas, play equipment, picnic areas, landscaping and walking trails in its planned central and eastern parks," he said.
Nearby, Penrith Council is building the Gipsy Street Recreation Area, which will further enhance the health and wellbeing of the community.
This will be a 32-hectare site that will include sports fields, a water playground, a skate park, a multi-purpose sports field, an outdoor gym, an off-leash dog park and much more.
When the Kings Centre is complete, it will be home to more than 1,000 residents, with around 300 modern homes and two internal parks that will re-energise this pocket of western Sydney.
"A mix of families, young couples, first time buyers and larger people will make Kings Central home," says O'Brien.
Robust sales mean there are only a handful of homes left, including some particularly desirable north-facing park-side homes. The remaining homes are a mix of four and five-bedroom homes on lots ranging from 276 sqm to 395 sqm.
"These homes allow for multi-generational living, with the larger homes having a utility room downstairs that can be turned into another bedroom."
In safe hands
Buying a brand new home also requires a lot of trust and confidence in the team making your dream a reality.
O'Brien says Lendlease has put together a reputable and experienced team to make the development process at Kings Central as smooth as possible.
Developed by Lendlease, which has created some of Australia's leading master-planned communities for more than 60 years, Kings Central also benefits from a partnership between veteran housebuilder Eden Brae Homes and award-winner Creation Homes.
"Our aim is to provide the best possible place to live, defined by lifestyle benefits, social cohesion and environmental responsibility.
